Home town flip
Ya'll we bought a house.
That's right. Another house.
View from front room, dining room to the back of the house. Opening this room to the kitchen improves the flow and layout so much.
View from the dining. Front door on left. Hallway to the three bedrooms and bathrooms straight ahead.
The den. Paint paneling, fireplace and accent wall. We will also add a sliding door to this room to give it some privacy and add more character.
The den opens up to the outdoor courtyard. The other patio door in the pic leads to the master bedroom.
The master bedroom. We will add a wood accent wall here.
At a real estate auction.
In Oklahoma.
So we're doing this thang! Let the flipping begin. Ross and I have enough confidence (and delusion??) to take on this project. We've been talking about getting into this for a while, and nothing like jumping in head first, amirite?!
We are partnering up with my brother Brett and his wife Lindsay in hopes that this won't be our last flip. We're also hoping that we will still talk to each other when we finish---guess that’ll be a wait and see...
The run down:
1967, 1585 square feet, three bedroom, two bath single level ranch. Mostly brick exterior. It's in a great neighborhood. It's had one owner and seems to be built really well. Fingers crossed we won't have any huge surprises once we get started in a few weeks.
Have a look at the listing, and take notice of the awesome wall paper mural in the master bedroom! Will be so sad to see it go...
Aside from the impressive lake mural, you can see there is plenty of wall paper. Outside the previous owners built a metal carport extending from the garage giving a charming bunker-like appearance. They also enclosed a patio with a ceiling that is maybe 6 foot tall. I can uncomfortably walk upright, but Ross and Brett cannot. Those two interesting additions will be two of the first things to go on demo day.
The redesign
I love getting the chance to flex my design muscles 😂. I've remodeled two of my own houses, and I'm used to working on a budget. There’s not much more tweaking to do in our own home so this one has my full attention. I hope we can make this place have enough character to stand out among the competition. I've already started buying a few things that you won't find in any other house on the market. Hopefully we can pull off a great blend of vintage/unique and modern to appeal to a lot of buyers.
Wish us luck. Here's a sneak peek of what we are going for! Thanks for reading—
Paint the exterior brick and update the wood and shutters.
Remove and enlarge the walls and door openings to the "formal living room" to make it an open dining room to the kitchen.View from front room, dining room to the back of the house. Opening this room to the kitchen improves the flow and layout so much.

As for the rest of the house, just new paint and flooring throughout. The rooms all have nice size closets. We will add a tub/shower combo to the hall bath, but for the most part it's mostly cosmetic fixes.
If we can pull it off, I may just fall in love with this place!
